If commuting toward Sacramento, don't judge the commute solely by mileage. Drive the route during your actual commuting hours and consider winter weather, road conditions, and the property's specific access.

Within Placerville city limits, the City operates its own water system and sewer collection system. The City maintains approximately 45 miles of water mains and approximately 60 miles of sewer lines within the city.
Outside the City's service area, properties may be served by other providers.
El Dorado Irrigation District (EID) provides water and wastewater services across a large portion of western El Dorado County, including communities such as El Dorado, Placerville, Diamond Springs, Cameron Park, Shingle Springs, Rescue, Camino, and Pollock Pines.
For properties outside a public water or sewer service area, private wells and septic systems can become part of the ownership equation. El Dorado County maintains a Water Well Program that regulates the construction, repair, deepening, and destruction of private wells.
This is why two homes only a few miles apart can have very different utility situations.

- Is there public sewer or septic?
- Who maintains the infrastructure?

In El Dorado, AT&T offers Internet Air wireless service, while Xfinity also lists El Dorado among the nearby communities it serves. Availability and speeds can vary by location.
For rural or more remote properties, buyers may also need to consider wireless or satellite options.
Never assume that because internet is available in the community, the exact house has the service or speed you need.
